DON'T BOOK THIS PLACE UNTIL AT LEAST THE END OF 2019 IF YOU'RE LOOKING FOR A PEACEFUL HOLIDAY RETREAT, as what the Real Estate Agent won't tell you, is that next door is a construction site, with builders on site from 7.00am till 4.00pm, making sleep in, or an afternoon nap impossible. Besides that, it's billed as a "luxuriously appointed" townhouse. It is very definitely not. There is nowhere comfortable to sit or sleep. When we arrived, the place didn't feel or smell like a cleaner had been there in ages, and there was food left in the fridge. The venetian blinds and ceiling fans were coated in dust. Some blinds were broken. And if you want privacy, the blinds have to stay down during the day due to aforementioned construction site next door. There was a huge blanket of dust in the air conditioner filter. While the lounge looks the part, try getting comfortable on it - it's dreadful. What could be a lovely outdoor space is actually dismal, with hard plank seating, a damaged table, hail damaged wall, a gritty floor, and the BBQ was covered in black grime. Rusty old airers that should have been chucked a long time ago littered the area. Even the toilet seat upstairs is loose. They say linen supplied, but we went and bought towels at Target Country up the road, as the ones supplied were only good as floor towels. If the owner cared about the place - or their holiday renters - they would get a comfortable Bunnings outdoor setting, which would make a HUGE difference. On the plus side, it has a garage. With so many other, better, more comfortable and cheaper holiday lets in Merimbula, look further afield, as this pokey little townhouse is one big disappointment. Karen & Peter

Great location close to the Main Beach. We got a surprise upon arrival when the beds ended up being king singles whilst website stated 'single beds'. Luckily we had sleeping bags for our girls and some flat sheets. Outdoor area is in desperate need for a clean and updating of outdoor furniture. Our young girls ended up with splinters after sitting on the benches. Inside very clean and tidy and very comfortable, which made for an enjoyable stay.

Great house in a second to none location, beach out the back door. Floor was not clean to my standards, and no 'starter' toilet roll was a bit of a bad start, but a great place for a Merimbula holiday.
